Our Process

A clear, guided path from first call to closing

Commercial financing has many moving parts. Our process keeps them organized so you always know what's happening and what comes next.

01

Discuss your project

We start with a conversation about your property or business, what you're trying to accomplish, your timeline and any constraints, so we understand the full picture before recommending a direction.

  • Project overview and goals
  • Timeline and key deadlines
  • Financing amount and property type
02

Pre-screen and evaluate options

Our team of analysts and underwriters runs a quick pre-screen review of your deal, then we outline the financing paths that make the most sense and explain the trade-offs in plain terms.

  • Current rent roll, including lease terms
  • Property statements: 2 years plus YTD is optimal
  • Sponsor personal financial statement (PFS) and schedule of real estate owned (SREO)
03

Organize your loan package

We provide a clear document checklist and help you assemble a complete, well-organized package that presents your project and your strengths to lenders.

  • 2–3 years of tax returns for borrower and sponsor, including all schedules
  • Borrower and sponsor debt schedule
  • Lender application forms
04

Compare proposals and negotiate

We take your project to suitable lenders across our national network, then lay out the proposals side by side so you can see the real differences in rate, fees, structure, prepayment and recourse. Then we help negotiate the terms that matter most.

  • Side-by-side term comparisons
  • Guidance on the trade-offs
  • Negotiation of prepayment, holdbacks, recourse and fees
05

Coordinate through closing

Once you select a lender, we help keep the process on schedule, coordinating appraisals, third-party reports, underwriting requests and closing requirements with all parties.

  • Regular status updates
  • Responsive follow-up on lender requests
  • Support until the loan closes
